Town Planning
The i54 development will include a Major Investment
Site (MIS) capable of accommodating a single high quality
manufacturing use and a Regional Investment Site (RIS).
Outline planning permission was granted by both
South Staffordshire Council and Wolverhampton City Council
in March 2007. The application was for
"comprehensive redevelopment of land at
Wobaston Road to provide a Strategic Employment Area comprising
offices and workspaces (B1) industrial units (B1c and B2*)
education and research (D1*)
hotel (C1*) ancillary services (A1/ A3/ A4/ C3/ D1/ D2*) open
space and associated highways, footpaths and landscaping.”
The permission is subject to a number of conditions
controlling the type and amount of development and requiring
the submission of further details of the development for approval
by the Local Planning Authorities. New motorway junction arrangements
onto the M54 motorway are the subject of a separate detailed
planning permission, which was also granted in March 2007.
The outline planning permission is also subject
to a “Section 106” legal agreement that specifies
a number of required planning obligations. Offsite roadworks
will be required pursuant to "section 278" agreement.
AWM is committed to satisfying the majority of these obligations
which are listed in detail on the website.
Masterplan
A Masterplan Development Framework has been
approved as part of the outline planning permission to guide
the comprehensive development of i54. This suggests a total
proposed floor space of up to 2,500,000 ft2 / 235,000
m2 as follows:-

Phasing
Phase 1 (Plot H) is available for immediate
development and allows for up to 160,000 ft² / 15,000
m² of floor space, accessed off Wobaston Road. Phase
2 (Plots C-G) and 3 (A-B) constitute the remainder of the
site and is developable following provision of revised motorway
junction arrangements.
